Acquisition & Development

At the heart of our growth strategy is our in-house Acquisition and Development division, dedicated solely to building and expanding our own portfolio of long-term rental properties. We are not developers for hire—every project we undertake is for our own investment, driven by a disciplined, repeatable model that combines strategic acquisition, efficient construction, and long-term management.

We specialize in two types of development: Value-Add Conversions, where we transform underutilized 2-4 family buildings into modern 10-unit residences while maintaining Tax Class 2B status to preserve long-term property tax benefits; and Ground-Up Development, where we acquire land and build new multi-family properties from the ground up, strategically utilizing tax incentive programs like 421a to enhance financial performance over the life of the asset.

All our projects are built by our own in-house general contracting team, giving us complete control over quality, cost, and timelines. This integrated structure ensures that each phase—from planning and zoning analysis to construction and final occupancy—is executed with precision and aligned with our long-term vision.

We develop rental properties, not condos, with the intent to hold and manage them for the long term. Upon completion, we refinance each asset with a permanent loan, which repays the initial construction loan and equity investment. The property is then transitioned to our Property Management division, where it continues to generate stable, long-term income under our stewardship.

This cycle—acquire, plan, build, occupy, refinance, manage—is the engine that drives our continued growth and portfolio expansion.
